When buying a home, there are a few things can do (and avoid) to make your closing go smoothly and get those keys in your hands on time!
1. Don’t quit or change your JOB.
2. Don’t incur new debt or loans.
3. Don’t go out and buy big ticket items such as a new car, TV, furniture, etc. or you may be living in your new car.
4. Be prepared to write an earnest money check with your offer and an inspection check during inspections.
5. Review the basic sales contract form prior to an offer.
6. Prepare for closing costs.
7. Don’t have your credit pulled by anyone. It is OK to shop around for a mortgage lender in a 45 consecutive day period.
8. Hold on to your cash and sanity; it’s normal to be scared.
9. Pay down only overdrawn accounts, but don’t create debt to pay debt.
10. Bring only certified funds to closing.
And while we’re reviewing best practices for home buying, there are a few things to understand about your credit!
Credit Myths
Myth 1: Closing accounts will increase credit scores. The answer is not necessarily, too many accounts can hurt, but too few can also hurt scores!
Myth 2: Checking your credit will decrease your score. The answer is maybe, maybe not, depends on the type of inquiry. There are hard, soft and personal inquires — each affects differently.
Myth 3: There is only one FICO score. There are there major credit bureaus: Experian, Equifax and TransUnion. All are separate entities, they do not share information. Each offers their own score.
